THE PROJECT
We were engaged by GPT to develop design content to assist with leasing an existing fitout within 111 Eagle Street. The available floor was a typical work floor being handed back from a large multi-floor tenant. GPT were eager to explore ways to show prospective tenants how the existing fitout could be modified to become a single floor tenancy, without having to commit to the investment of construction. We created a design package that included planning options to modify the existing floor, utilizing as much of the existing elements as practicable, including workpoints, staff breakout space and back of house meeting rooms, balanced against new spaces to create a client arrival space and reception linked to formal meeting rooms. Using our workplace experience as a benchmark for the proposed planning changes with the inclusion of input from various leasing agents ensured that the planning rationale responded to the needs of prospective tenants within the market.
The design package was further developed to include design details, finishes and furniture proposals. We worked closely with a 3D rendering consultant to develop our design ideas into photo-realistic 3D renders and a fly-through model that captured both the new areas of the design and the existing fitout. Through virtual technology we were able to develop panoramic views. These views were critical in communicating the opportunity of the space, allowing the prospective tenant to stand at the arrival point on the floor and look on their phone or tablet and pan around (and up and down) to get a clear visual of “what the space could look like”. It also enabled them to take that panoramic view away with them to consider later.
Throughout the process of leasing this floor, we had the flexibility to make changes to the plan as specific target tenants came to market, ensuring the proposal could respond to their unique requirements. Incorporating the logo of the perspective tenant was also a key tool in helping them to realise the potential of the space, ultimately leading to the successful leasing of the floor.
